We are seeking a proactive and experienced Project Manager to oversee multiple residential construction projects from permit release through final closeout. This role is essential in keeping projects organized, on schedule, and moving forward while ensuring that clients, subcontractors, and internal teams remain aligned throughout the process. The ideal candidate is independent, resourceful, and strong in both project management and preconstruction/estimating. This is a senior-level role for someone who can manage several projects at once, anticipate potential issues before they reach the field, and make sound decisions without needing step-by-step direction. The position is highly client-facing and requires strong communication, problem-solving, and organizational skills. Experience working with high-net-worth residential clients is a plus.

Key Responsibilities

Project Management

• Own the schedule across all active jobs, so field teams always know where they need to be and what has to be ready when they arrive
• Carry each project from permit release through closeout, including GC of record documentation and utility establishment
• Drive ordering and lead times for materials and equipment, resolving what needs action before it becomes a field-day problem
• Preconstruction & Estimating
• Review scopes of work and takeoffs for completeness, catching missing line items and overlooked site conditions before an estimate goes out
• Produce estimates in the company's scope-of-work format, working from third-party takeoffs and internal pricing
• Bring down estimate turnaround time across both sides of the business
• Client & Stakeholder Communication

Communicate with clients, including high-net-worth homeowners, as people rather than accounts, staying warm and unintimidated rather than retreating into formality

• Coordinate with permitting agencies, utilities and external partners through permit release and closeout
• Act as the day-to-day point of contact on live projects, keeping clear records of what was agreed and with whom

• Document the processes and daily workflows of the role as the project management function grows to a team

Qualifications

• Minimum 5 years managing construction projects, estimating, or a hybrid of both
• Experience running projects for U.S. general contractors or residential construction companies
• Background in architecture, design or engineering, enough to read plans and spot scope gaps early

Job

• Tread experience, or a track record of becoming the internal owner of a construction project management platform
• Working fluency with AI tools and a track record of applying them to construction operations or estimating
• Scope-of-work based estimating, and the judgment to review a takeoff critically for gaps
• Preconstruction workflow experience including permitting coordination and utility establishment
• Excellent written and spoken English, comfortable in front of clients
• Naturally across everything happening on every project, catching what others overlook and remembering the small commitments without being reminded

• Prefab or modular construction workflows alongside traditional site-built general contracting
• Experience working alongside outsourced takeoff services and tying their output into an in-house estimating format
• Exposure to billable project management models or client-facing PM services
