• Oversee daily property operations to ensure a safe, clean, and efficient environment.
• Coordinate maintenance, repairs, and preventive maintenance

schedule

• Conduct regular property inspections to identify and resolve issues.
• Manage tenant relations by responding to inquiries, complaints, and service requests.
• Handle tenant onboarding, move-ins, and move-outs.
• Enforce lease terms and property rules consistently.
• Market available units and manage leasing activities.
• Conduct property tours and process rental applications.
• Prepare and execute lease agreements and renewals.
• Monitor occupancy levels and implement vacancy reduction strategies.
• Prepare and manage property budgets and operating expenses.
• Collect rent, track delinquencies, and enforce payment policies.
• Review invoices, approve expenses, and maintain accurate financial records.
• Produce financial, operational, and occupancy reports for ownership.
• Ensure compliance with housing regulations, safety codes, and company policies.
• Maintain documentation for leases, inspections, incidents, and compliance.
• Implement risk-management procedures and coordinate emergency responses.
• Solicit bids, negotiate contracts, and oversee vendor performance.
• Manage capital improvement projects and monitor budgets and timelines.
• Communicate property updates regularly to owners or senior management.
