Project Development Manager

Responsible for overseeing the end-to-end development of real estate projects—from feasibility study to project completion and turnover. The role ensures that projects are financially viable, market-responsive, competitive, and aligned with the company’s strategic objectives. This position also conducts competitor analysis and market research to ensure the project remains competitive in pricing, features, and positioning.PMS & KPI Target

Project Planning & Development- Lead project conceptualization, feasibility studies, and financial modeling.- Develop project timelines, budgets, and implementation plans.- Coordinate with architects, engineers, contractors, consultants, and internal departments (Sales, Marketing, Finance, Customer Service).- Monitor construction progress to ensure adherence to design, schedule, and budget.- Oversee project documentation, permits, and regulatory compliance. Market & Competitor Analysis- Conduct regular competitor monitoring including pricing, promotions, product offerings, amenities, payment terms, and marketing strategies.- Analyze market trends, buyer behavior, and supply-demand conditions.- Recommend adjustments in pricing, product features, or positioning to maintain competitiveness.- Provide management with periodic market intelligence reports and strategic recommendations. Financial & Budget Management- Monitor project costs and ensure alignment with approved budgets.- Evaluate financial performance and profitability projections.- Identify risks and implement mitigation strategies. Stakeholder & Cross-Functional Coordination- Work closely with Sales and Marketing to align project positioning and launch strategies.- Support sales teams with updated product knowledge and competitive insights.- Present project updates and performance reports to management.
